HOUSE RULES

House Rules:

Guests have access to the entire cabin with hot tub, treehouse, front, side and back yards, pond area, and basketball court.

Our wonderful caretakers live on site in the Carriage House so the garage and apartment above are off limits. However, this makes it incredibly convenient as they are always available for emergencies or other urgent maintenance needs. Ronnie also plows and sands the driveway through the winter months so you can always be first to the lifts!

We keep many beach, water, and snow toys in the basement but prefer to keep this locked due to other expensive and potentially hazardous equipment located there. Should you need something, please contact us or the caretaker to get access and only go in with an adult present for safety reasons.

There are a few closets/cubbies that are kept locked to store cleaning items, linens, personal items and are not accessible to guests.

There is adequate parking for at least 6 cars in the lot in front of the house. There is additional parking for 3-4 more cars at the bottom of the driveway (~50 yards downhill). You can park on the basketball court if needed but do not park on the lawn or brick. Please do not block the garage door (look for No Parking sign). Our caretaker lives above the Garage and uses this.

In winter, some guests may choose to use the parking area at the bottom of our driveway and avoid driving the hill. Front Wheel Drive is generally adequate in winter as we keep the driveway plowed and sanded but quick changes in weather are not always within our control. Drivers not experienced in snow conditions should use caution and consider the lower parking area if not confident.

OCCUPANCY:

While this is a very large cabin, we limit our guest count as we have found it puts too much wear on our home otherwise. For this reason, we limit rentals to 12 singles as we do not have sleeping for anymore. Guests are not allowed to sleep on the sofa or move furniture for a blow-up mattress or any other reason. This scratches our floors and damages the furniture. For families and couples with a guest count over 12, there is an additional fee of $15 per guest/per night up to 15 guests maximum. This DOES include babies.

Should your guest count increase at any time, please let us know both to prepare the house with the proper linens, and so we can charge you accordingly. Any additional guests not reported may incur additional fees at a minimum of $50 up to 15 guests max. Should the home’s maximum occupancy be surpassed, Renter will be fined at a minimum of $400 and at a maximum, booking will be cancelled with no refund.

We know firsthand that group counts can tend to "grow" with those last minute friends or family members. However we strictly enforce our maximum occupancy so if you think your group may exceed this number, then this is not the property for you.

CLEANING:

There is a $300 cleaning fee.

SECURITY DEPOSIT:

There is a $750 fully refundable security deposit. The security deposit will be fully refunded within 14 calendar days, minus any damage, excessive cleaning, non-adherence to clean-up per check-out procedures, violation of house rules, or for early or late check-in/out without prior consent.

Cancellations can be made up to 45 days before check-in for a full refund. If a cancellation is necessary after that period, we will make every effort to re-rent the property. If we are able to secure a new booking, any refund provided will be adjusted based on the difference in the rental price, including any applicable hosting fees from other platforms or if the property is not rented for the full duration or number of guests originally booked. We will do our best to accommodate you, but the refund will depend on the success of re-renting the property.

Bedroom #6 with Double Bed and 3 single beds is a large 18' x 20' Bonus Room accessed through Bedroom #5 (1 Full Bed). There are two privacy doors between. A bathroom is attached off of Bedroom #5 and is shared with the two rooms. We have done our best to showcase this in the Gallery pictures. The daybed is located in the second floor loft area.

Note that the hot tub is not available for use from May 1- Labor Day. Please bring your own beach towel for hot tub/pond use.

The beauty of our cabin is that it is quiet and private, located off a main road and down a private, gravel road. However the weather can be very unpredictable these days. Snowy one day and sun shining the next. While the town and our caretaker do an excellent job, the quick change in weather can cause the short gravel road to our cabin and our steep driveway to become icy or muddy. This most frequently can happen during the late Winter/early Spring. We recommend AWD and driving with caution during these times of the year.

During the warmer months, the Adirondacks have tiny mosquitos (no see-ums). Please bring bug spray as it can impact your outdoor experience.
